QUESTION: Dear Legal Wiz,
I live in Florida and my Jamaican boyfriend who is old gave me a piece of land. he told me to get it registered before he dies. What should I do?
Marianna Chuggs
RESPONSE: Dear Marianna Chuggs
First understand that you have a ‘deed of gift’ and you need to get a document reflecting that before applying for registration of title process. A Deed of Gift is property or possession that is given to one party by another as a gift.
Here’s what you need before you can register
1. Names of parties involved
2. Date of Execution
3. Signatures of parties (Grantor, Grantee and Justice of the Peace)
4. Transfer Tax (calculated on the market value)
