Here is the latest sample tenancy agreement that can be downloaded and used. However this sample contains the first of two pages. The next page entails the covenant of both landlords and tenants.

(i) To keep the premises in a tenantable condition state of repair and to observe reasonable standards of maintenance
(ii) To permit the tenant on paying his rent and fulfilling his obligations under the tenancy peaceably and quietly to occupy and enjoy the premises without any interruption by the landlord or any person rightfully claiming under or in trust for him/ her;
(iii) To pay punctually at all times all rates and taxes payable by him/ her in respect of the premises;
(iv) To indemnify and save the tenant harmless from any loss arising from any act, negligence or default of the landlord, his/ her servants and or agents.
2. TENANT’S COVENANTS
(i) To pay monthly rent on the date stated
(ii) To pay all sums incurred for water and electricity and a copy of bills be submitted.
(iii) To keep the premises in good condition at initial renting and shall be responsible for any repair if premises is damaged.
(iv) To inform the landlord promptly of any water leakages and insect infestation.
(v) Not to sublet the premises without prior knowledge and written approval from the landlord.
(vi) No addition or improvement shall be made to the bedroom(s)/ dwelling without knowledge and approval in writing by the landlord.
(vii) Not to do so or permit to be done any act or things which might become a nuisance, damaging or annoying or inconvenient to the occupants of neighbouring premises.
